The Opportunity

A UAE based real estate developer was launching its flagship Ras El Hekma development on the North Coast of Egypt. They needed to drive leads, breaking through heavy clutter from established developers to reach the right mix of investor audiences, high net worth individuals, and affluent lifestyle buyers

Our Approach

We activated a campaign with tailored targeting for domestic buyers in Egypt and affluent foreign buyers in the Gulf, focused on maximizing the number of high-quality leads:

Audience precision: with a pixel on the development’s landing page, we collected first-party engagement data, allowing us to retarget high-intent users and build lookalike audiences. This, together with layers of behavioural 3rd party data, allowed us to extend our messaging to more affluent Egyptians, GCC-based investors, and Arabic-speaking expatriates with a demonstrated interest in luxury coastal properties

A/B testing: we continuously tested audience strategies to identify the most impactful mix of behavioural vs. segmented lookalikes in identifying and converting prospects

Continuous learning: pixel-based event tracking allowed us to identify user behaviours correlated with lead completion (e.g., time on site, scroll depth), enabling us to exclude low-quality traffic sources and prioritize audiences with higher conversion likelihood, ultimately improving lead quality and ROI
